The Federal High Court in Lagos has appointed a Receiver/Manager to take possession and control of a disputed property on Victoria Island, as a joint venture dispute between the landowner and a developer linked to a former Lagos State governorship aspirant escalates.
The order, made by Justice Ambrose Lewis-Allagoa on September 29, 2026, concerns the property at No. 68 Molade Okoya Thomas Street, off Ajose Adeogun Street, Victoria Island, Lagos. It was made in Suit No. FHC/LAG/CS/1245/2026, filed by Dr. (Mrs.) Maryam Sani Abacha, wife of Nigeria's former military head of state, against Levitikal Realties & Construction Limited.
What the dispute is about
According to the court processes, the arrangement began as a joint venture between the landowner and the developer for a high-rise project on the site. The landowner subsequently terminated the joint venture agreement, citing alleged fundamental breaches by Levitikal Realties, and moved to reclaim the property.
The property is covered by a Certificate of Occupancy dated July 4, 1988. The dispute has since spread beyond the Federal High Court: a Notice of Dispute and Request for Mediation and/or Arbitration dated September 7, 2026, is also connected to the matter.
EFCC's separate involvement
The property was previously sealed by the Economic and Financial Crimes Commission (EFCC) in connection with an alleged investigation. Reporting is explicit that this EFCC action is separate from the civil proceedings, and that the interim court order does not constitute a final finding of wrongdoing against any party.
The company and its chairman
Levitikal Realties & Construction Limited is linked in court documents to Dr. Samuel Mawuyon Ajose, who identifies himself as Chairman and Chief Executive Officer of Levitikal Group. Ajose publicly declared his interest in the 2027 Lagos State governorship race in January 2026.
As part of the order, Levitikal Realties was also restrained from representing itself to any third party as the owner of the property capable of being sold, transferred, mortgaged, leased or otherwise encumbered while the dispute remains unresolved. The case has been adjourned to November 9, 2026.
What it means for you
This is precisely the kind of situation your Alerts category and verification process exist for. The allegations here are unproven and the matter is still before the court this is not a finding of guilt against any party but the practical reality for any buyer or investor is the same either way: the property's ownership and legal status are actively in dispute, and a restraining order now bars Levitikal from selling, leasing or mortgaging it. Anyone approached about this specific address, or about units marketed within it, should treat that as an immediate red flag and verify current ownership and any marketer's credentials, including on REMCAN Realers, before paying anything.
